Strategies
North Wind Capital invests across four key business pillars spanning prime residential development, pan-European hospitality, private credit, and special situations. By partnering with best-in-class specialists, we deliver superior deal sourcing and execution capabilities.

Prime Residential Development
Our prime residential development vertical seeks to capitalise on the withdrawal of investor liquidity from a sector that has been resilient in the face of numerous headwinds.
We target high-quality, overlooked assets in prime locations, unlocking value through strategic refurbishments and planning enhancements that align with evolving asset use-cases, sustainability considerations and occupier expectations.
Our institutional approach combines disciplined asset selection, risk management, and execution. We take limited planning or other external risks.
We partner with REDD Real Estate, the luxury development manager, whose early-stage involvement strengthens our in-house deal sourcing, underwriting and development management, ensuring seamless asset business plan delivery.

Pan-European Hospitality
Our pan-European hospitality strategy focuses on aggregating high-quality institutional-grade assets trading at favourable valuations, through selectively targeting individual assets with unrealised value potential.
We specifically target hotels with multiple demand drivers, branding potential, and clear value-add opportunities that are encumbered by distressed capital structures or are underperforming due to inefficient management. The hotels are often held in legacy structures or by investors without the capacity and capability to invest and drive underlying trading performance.
We prioritise institutional assets operating under franchise agreements with major brands located in the UK and across Southern Europe that require repositioning to unlock their full potential. We drive asset value and performance through strategic repositioning and targeted operational enhancements.

Private Credit
Our private credit business addresses the liquidity gap for prime residential development and hospitality financings across select European markets, providing essential funding to support high-quality assets and strong sponsors where traditional lenders have retreated.
With banks tightening lending and debt funds focusing on either large-scale PE-backed deals or sub-£10 million bridging loans, a £10-60 million funding gap persists. This is where we operate.
Our credit solutions span senior, mezzanine, and bridge financing, structuring bespoke capital stacks that apply disciplined underwriting to create a solution that aligns appropriately with the underlying asset business plans. As market conditions evolve, we continue to identify mispriced credit opportunities. Our expertise in structuring and syndicating financing allows us to step in where capital shortages persist, restoring value in assets and markets where liquidity remains tight
Through our regulated Luxembourg securitisation vehicle, we can syndicate credit exposure to professional investors via listed Eurobond issuances, offering transparent access within a strong institutional governance and risk management framework.

Special Situations
Our Special Situations strategy includes asset backed and corporate transactions. Our core expertise lies in unwinding financial complexities – whether due to capital constraints or ownership challenges – and repositioning assets to unlock their full potential.
Beyond real estate, we specialise in complex financial and corporate restructurings that drive transformative change. We provide bespoke capital solutions in turbulent market environments, structuring financings to deliver liquidity and strategic guidance to businesses navigating transition or ownership change.
Our deep structuring expertise enables us to support acquisitions, operational carve-outs, and asset repositioning – restoring long-term stability and unlocking value. We deploy capital selectively across private credit, real estate, and financial services, targeting special situations where conventional sources of capital have retreated.
